TIPS FOR READING YOUR HOME INSPECTION REPORT

Your home inspection report just came in — now what?
For many homebuyers, this document can feel overwhelming. With all the technical language, LOTS of photos, and recommendations, it’s easy to feel unsure about what matters and what’s just routine.

At Blue Canyon Home Inspections, our inspector completed over 2,500 inspections across Arizona, and we know how to guide you through this crucial step. Below are practical tips to help you read your report with confidence, understand what’s important, and make informed decisions.

1. Start with the Summary Section

Our home inspection reports include a summary at the beginning. This section highlights the major findings — typically the issues that may require immediate repair, further evaluation, or negotiation with the seller. When we do a walkthrough at the end of the inspection, this is the section that we will focus on as well in order to go over any questions that may arise.

Tip: Focus on this section first to get a quick grasp of any potential red flags.

2. Understand the Color Coding or Symbols

Our inspection report uses color coding (like red/orange/green) to indicate severity:

  • Red or “Safety Hazard” = needs immediate attention. Examples can include plumbing cross connections, electrical hazards, or missing smoke detectors.

  • Orange or “Monitor” = not urgent but keep an eye on it. Examples can include a leaky faucet, deteriorated fascia boards, or sticky doors.

  • Green or “Satisfactory” = no action needed

We walk you through this during your post-inspection review and provide a legend inside the report. And as always, we’re here to help after the inspection as needed.

3. Look Closely at Photos and Annotations

Photos are one of the most helpful parts of your report, and our reports usually include 100+ photos.. Each image usually includes arrows, circles, or notes pointing to specific issues. Use these visuals to understand exactly what the inspector saw and where the issue is located.

Tip: If you attended the inspection in person, this can help you remember what was discussed.

4. Differentiate Between Cosmetic and Structural Issues

Not every defect is a deal-breaker. A hairline crack in drywall? Probably cosmetic. A damaged roof truss or foundation crack? That’s more serious.

Our reports clearly differentiate between minor maintenance items and major structural or safety concerns — knowing the difference is key to staying calm and making smart decisions.

5. Use the Report as a Negotiation Tool

If significant issues are uncovered, your report becomes a powerful negotiation tool. You and your agent may be able to:

  • Ask the seller to make repairs

  • Request a credit at closing

  • Walk away, depending on your contract

Pro Tip: Share the summary section with your real estate agent and discuss strategy — we’re always happy to speak with your agent to clarify findings.

6. Ask Your Inspector Questions

You don’t have to interpret the report on your own. At Blue Canyon, we encourage all clients to reach out with questions. Whether it’s during the inspection or after the report is delivered, we’re here to help you understand the findings in plain language.

7. Prioritize Safety and Systems

Focus on the big 5 systems that affect safety and function:

  • Roof

  • Foundation

  • Electrical

  • Plumbing

  • HVAC

Issues in these areas are often the most expensive to fix and the most critical to evaluate before moving forward with your purchase.

8. Keep the Report for Future Reference

Even after closing, your home inspection report is valuable. Use it as a maintenance checklist or repair roadmap for the first few years in your home. Knowing what was flagged helps you budget and prioritize future improvements.

Conclusion

Your home inspection report isn’t just a formality — it’s your blueprint for understanding the home’s true condition. By learning how to read it, ask questions, and focus on what matters, you can move forward with confidence.
