Our home inspection reports include a summary at the beginning. This section highlights the major findings — typically the issues that may require immediate repair, further evaluation, or negotiation with the seller. When we do a walkthrough at the end of the inspection, this is the section that we will focus on as well in order to go over any questions that may arise.
Tip: Focus on this section first to get a quick grasp of any potential red flags.
2. Understand the Color Coding or Symbols
Our inspection report uses color coding (like red/orange/green) to indicate severity:
Red or “Safety Hazard” = needs immediate attention. Examples can include plumbing cross connections, electrical hazards, or missing smoke detectors.
Orange or “Monitor” = not urgent but keep an eye on it. Examples can include a leaky faucet, deteriorated fascia boards, or sticky doors.
Green or “Satisfactory” = no action needed
